Four signals, one score

Over-Assessed

25% weight

Properties where the assessment exceeds what recent sales and the county equalization ratio would justify. The strongest signal when sale data exists.

Absentee Owner

30% weight

Owner's mailing address differs from the property address - they don't live there. Absentee owners are more likely to entertain offers, especially on underperforming rentals.

Tax Burden

25% weight

Effective tax rate relative to the NJ statewide average (~2.2%). Properties with rates above 3-4% represent a heavy annual drag - owners feel it.

Deed Staleness

20% weight

Years since the property last changed hands. Long-held properties often have tired landlords or heirs looking to exit, especially when paired with rising tax burden.

Questions

Where does the data come from?

All data comes from New Jersey's MOD-IV Tax List, the official assessment record for every parcel in the state. It's public-records data maintained by each county's tax board. We add scoring and change detection on top.

How fresh is the data?

We re-score the entire state weekly. Our change-detection pipeline flags properties that became newly over-assessed or changed hands since the last run. You'll see a “New” or “Changed” badge on fresh leads.

Is this skip-tracing or outreach?

No. We sell public-records analytics - scored, filtered property data. We don't provide phone numbers, do cold outreach, or broker property. What you do with the data is your business; we stay on the data side.

Can I cancel anytime?

Yes. Both plans are month-to-month via Stripe. Cancel from your account dashboard and you keep access through the end of the billing period.

Do you cover other states?

Not yet. NJ's unified MOD-IV system lets us go deeper than any national tool. We'd rather be the best NJ source than a mediocre national one.
